What is the first step in buying a home?

The first step is finding a real estate agent you trust.

A good agent can help you understand the process, connect you with a lender for pre-approval, talk through your goals, and help you avoid wasting time looking at homes that do not make sense for your budget or situation.

Pre-approval is still a very important step because it helps determine your price range and makes your offer stronger. But you do not have to figure that out alone.

How much do I need for a down payment?

Most buyers need 3%–20% down, depending on the loan type. Many first-time homebuyer programs offer low down payment options and financial assistance to reduce upfront costs.

Buying a home typically takes 30–60 days after an offer is accepted. The full process, including home search and financing, can take a few weeks to several months.

What credit score is needed to buy a home?

Most lenders require a credit score of at least 620 for conventional loans. FHA loans may allow lower scores, making homeownership more accessible for many buyers.

Should I buy or rent a home right now?

Renting may offer flexibility, but it does not build equity. Every rent payment is money going toward someone else’s investment instead of your own. When you buy, your monthly payment can help you build long-term stability, equity, and wealth over time.

How much are closing costs?

Closing costs usually range from 2%–5% of the home’s purchase price. These include lender fees, title insurance, taxes, and other transaction-related expenses.

What does a real estate agent do for buyers?

When you’re buying a home, I help you understand the process, search for homes that fit your goals, schedule showings, review property details, and guide you through the offer process.

Once you find a home you like, I help you look past the pretty pictures and think through the things that matter: location, layout, condition, resale potential, inspections, appraisal concerns, and whether the home makes sense for you long-term.

I also help coordinate the moving pieces between lenders, inspectors, appraisers, title work, deadlines, negotiations, and closing.

How do I determine my home’s value before selling?

Online estimates can be a starting point, but they do not always tell the full story.

That is where I come in. I prepare a detailed CMA, or comparative market analysis, by looking at recent sales, active competition, neighborhood trends, market area statistics, condition, updates, location, and how your home compares to others buyers are seeing.

The goal is not to guess high just to make the number sound good. The goal is to understand where your home fits in the current market so you can make a smart decision before listing.

Are online home value estimates accurate?

Online home value estimates (like automated valuation models) can provide a rough starting point, but they often miss key details like upgrades, condition, and local market nuances. A professional home valuation is always more accurate.

Key factors include price, location, condition, long-term value, and proximity to everyday needs like work, shopping, and amenities.

When is the best time to buy or sell a home?

The best time to buy or sell is when you are ready.
